The property acquisition arm of our company provides a property search and consultation service, providing clients with a comprehensive view of their purchase from start to finish. We take clients from the beginning of their property search, utilising our wealth of contacts and off market sources, to find the most exciting and relevant properties available. Once the property has been found we negotiate the deal with the vendor and mange the conveyencing process including planning permissions, leases and surveys. We have a team of builders, architects and designers who can provide a quote for any work that may be needed or desired prior to the completion of the property.

STEP ONE: INITIAL BRIEF
The first step in your property search is to set up an initial meeting with us so that we can discuss in detail your requirements and your preferences. This helps us to gage a precise picture of the type of property you are looking for and allows us to provide you guidance on what is achievable in the current property market. We can arrange this inital meeting at your home our in one of our offices in Oxford or London.
STEP TWO: PROPERTY SEARCH, VIDEOS, SHORTLIST AND VIEWINGS
Over years of experience, we have developed a widespread network of contacts across London, Oxford and Surrey consisting of agents, private sellers and property developers. Your property search will directly benefit from these relationships, gaining you access to off market properties and property previews only available to property professionals. By previewing all the properties for you, you will save time, expense and the frustration that is caused by viewing unsuitable properties. We also provide videos of all your shortlisted properties, so that you have an accurate picture before even attending your first viewing.
STEP THREE: ACCOMPANIED VIEWINGS
Upon deciding on a shortlist of properties to view, we will organise and accompany you on all of the viewings, guiding you through the benefits and negatives of each property. The next step is to discuss in detail your views on the shortlisted properties, so that we can either put together a competitive offer or continue your search based on the new insights gained which may have adjusted or clarified the specification of what you are looking for.
STEP FOUR: OFFERS AND NEGOTIATIONS
Once you are completely satisfied with the property of your choice, we will then put together an offer for you, based on the market value, seller’s situation, competing offers, current climate, any relevant quotations (builders etc.) and your price and time parameters. We will complete all the negotiations on your behalf and you will have the comfort of knowing we only work for you (not the seller). Our role as negotiator draws on years of experience and relationships, enabling us to get you the best possible price for the property, whilst securing other benefits, like a completion and exchange date set to your timescale or removing the property from the market through the conveyancing period.
STEP FIVE: CONVEYANCING, SURVEYS AND ANY ESTIMATES OF WORK
Once the price has been agreed and you are ready to go forward with the purchase of the property, we can source you solicitors, financial advisors and surveyors and arrange any estimates you may need for future works to the property. We will manage the complete conveyancing process for you by liaising with solicitors, financial advisers, surveyors, contractors and third parties, which will save you time and stress and we can draw on our experience to advise and guide you on what can sometimes be a complicated, frustrating and confusing process.
STEP SIX: EXCHANGE AND COMPLETION
Once exchange and completion dates have been agreed, we will remain your one point of contact right the way through until you collect your keys.
STEP SEVEN: FOLLOW UP CONSULTATION
After you have completed or settled into your new home, we will provide a free report, offering any quotations you need for building, interior design, landscape design, refurbishment or architectural work as well as any rental or sales comparable relevant to your new purchase, resale or rental purposes.
